The buyer's clock is ticking. Let's look at the chimney

Book your inspection

Why a seller wants to know first

The buyer's inspector may write one line about your chimney, and that line can turn into a worry. If you already know what is inside, you can answer it. If something needs fixing, you learn it while you still have time to decide what to do.

That is the whole point of getting a Level 2 now, rather than waiting to be asked.

What we do when we show up

A Level 1 is a look at the parts we can see and reach. A Level 2 goes further. We run a camera through the whole flue, and we climb into the attic, crawlspace and onto the roof where we can.

We tell you what we saw in everyday words, at the door. After that, the written report and the photos come to you the same day.

When the report flags a problem

No government stamp comes with a Level 2. Where something falls short of NFPA 211 or the local building code, the report says it needs repair before the fireplace is used safely. The buyer may then ask you to fix it, offer a credit, or allow a second inspection. You and the agents settle that between you. Legal and contract advice is not something we give.

NFPA 211 is the chimney standard. It lists four times for a Level 2: your home sells, a fire starts in the flue, an earthquake hits, or you change fuels.

  • Cap, leak repair, cricket, gas insert: posted price ranges.
  • Anything else: quoted after the inspection.

What the inspection costs

Here are both inspection prices, so you can see what the camera adds.

Level 2 with video scan
$410
Visual Level 1
$58

Repairs are quoted in writing and billed separately.

Seller questions

Do I have to be home?

It helps, since we explain what we found at the door. If you cannot be there, tell us who will be.

Who gets the report?

Anyone you choose: you, the buyer, either agent.

What if the report finds something?

We tell you what it is and how to fix it. Some fixes have a posted price range. Others we quote after the inspection.
